Spanish mortgages for non-residents, handled end to end.
Buying a home in Spain from abroad? We assess your profile, prepare the documents Spanish banks will ask for in your country, and negotiate your mortgage with more than 15 lenders. We take care of the language, the paperwork and the procedures, so none of it gets in your way.
What Spanish banks actually look at
For a Spanish lender, your nationality matters less than where you are tax resident and where your income comes from. That is what sets how much they will lend you.
Foreign resident in Spain
With an NIE or TIE, income in Spain and a stable job, you can access conditions very similar to those of a Spanish buyer with the same profile.
Non-resident buyer
Banks usually finance between 60% and 70% of the property value, because assessing income and risk in another country is more complex. You will need a larger deposit, and a well-prepared application makes the difference.
What the bank will ask you for
Each country issues different documents, with their own formats and timings, and many need an official translation. This is where most international purchases get stuck, and where we do most of the work for you.
NIE
Your Foreigner Identification Number. Essential both to buy the property and to sign the mortgage.
Passport or ID
A valid passport or national identity document.
Proof of income
Payslips and employment contract, or tax returns if you are self-employed, from the country where you pay tax.
Bank statements and credit report
Statements from recent months and a credit report from your home country, where one exists.
Existing loans
Statements or certificates for any debts you have, including those outside Spain.
Spanish bank account
The account from which your mortgage payments will be made.

If your situation is different, tell us and we will look at it with you.
Can a foreigner get a mortgage in Spain?
Yes. A foreigner who is tax resident in Spain can get conditions similar to those of a Spanish buyer with the same profile. Non-residents can also get a mortgage, although lenders usually finance a lower percentage.
How much do Spanish banks lend to non-residents?
Usually between 60% and 70% of the property value, depending on your profile, the country your income comes from and the lender.
What do I need to buy a home in Spain as a foreigner?
At a minimum, an NIE (Foreigner Identification Number), a Spanish bank account and documentation of your income and financial situation in your home country.
Do I have to be in Spain to sign?
Not necessarily. You can grant a notarial power of attorney to someone you trust so they can sign the purchase and the mortgage on your behalf.
How much does your service cost?
The initial assessment is free. Our fee is a fixed amount set in writing in the engagement letter, and it is only charged if the lender issues the binding offer (FEIN) on the agreed terms.
How long does it take?
Usually between four and eight weeks from the moment we have your complete documentation, depending on the lender and the valuation. We confirm viability before starting so you do not lose time.
