How we help

More than a mortgage broker in Spain

We are a credit intermediary registered with the Bank of Spain — what most people call a mortgage broker. The difference is our 360° service: our lawyers and economists also review the legal and tax side of your purchase, and we can help you find the home.

Best offer from 15+ banks

We present your case to the banks that lend to your profile and country of residence, and negotiate rate, fees and conditions.

Non-residents and expats

Foreign buyers and Spaniards living abroad: we know what each bank asks for and how to present foreign income.

Legal review included

We review the reservation, deposit contract (arras) and deed in parallel with the financing, so nothing is left to chance.

Documents

What Spanish banks usually ask for

Each bank has its own checklist, but these are the documents most non-residents need. We tell you exactly what applies to your case.

  • Passport and NIE (foreigner identity number)
  • Last payslips or, if self-employed, recent tax returns
  • Employment contract or company accounts
  • Last 6 months of bank statements
  • Credit report from your country of residence
  • Details of existing loans and commitments
  • Reservation or deposit contract of the property
  • Proof of the funds for deposit and costs

Typical financing

Usually 60–70% of the price or valuation for non-residents. Depending on your profile, we can improve these terms thanks to our collaboration agreements with the banks.

Buying costs

Plan for roughly 8–13% of the price for taxes, notary, registry and valuation, depending on the region and whether the home is new.

Currency and income

Income in a foreign currency is accepted by many banks; we show it the way each bank needs to see it.

Timing

6 to 10 weeks from complete file to signing is typical for a purchase with a mortgage.

FAQ

Mortgages for non-residents, answered

Can a non-resident get a mortgage in Spain?

Yes. Spanish banks lend to foreign buyers and to Spaniards living abroad. Conditions depend on your country of residence, income, credit history and the property. We present your case to the banks that best fit your profile.

How much will a Spanish bank lend to a non-resident?

As a general reference, non-residents usually obtain between 60% and 70% of the purchase price or valuation, whichever is lower. Depending on your profile, we can improve these terms thanks to our collaboration agreements with the banks.

What documents do I need?

Passport and NIE, proof of income (payslips or tax returns), employment contract or company accounts if self-employed, recent bank statements, a credit report from your country of residence and details of any existing loans. We give you a clear checklist from day one.

How long does the process take?

From a complete file to signing at the notary, a typical purchase with a mortgage takes 6 to 10 weeks. We coordinate valuation, bank approval, legal review and the notary appointment so you know each step.

What are the buying costs in Spain?

Second-hand homes pay transfer tax (ITP) set by each region; new homes pay VAT plus stamp duty (AJD). Add notary, land registry and agency fees, and the bank valuation. Plan for roughly 8% to 13% of the price on top of your deposit.

Do I need to travel to Spain?

Not necessarily. Most of the process can be handled remotely, and the signing can be done with a power of attorney. We explain the options for your situation.
